New Harbor Condominiums condemned by the city of Benton Harbor. Several major water leaks, lack of heat in two of the three buildings & thousands of dollars in unpaid bills led to the city's decision. The complex has 10 remaining tenants in need of relocation, if you are in a position to assist in their relocation, please call Berrien County Treasurer Bret Witkowski's office at 269-982-8645.

Ask Dave

Q: What's the difference between closing costs, earnest money & a down payment?

A: Closing costs can be incurred by the buyer or the seller and are fees associated with the closing of the property, these fees include: transfer tax, deed preparation, lender fees, etc.

Earnest money is paid by the buyer as an act of good faith at the time their offer is accepted by the seller.

A down payment is the up-front payment a home buyer must provide in order to secure the amount being borrowed. Depending on the type of loan, this amount varies but generally is between 3% - 20% of the loan amount.
