Board Meetings - 3rd Thursday of each month

Our Board meetings are on the third Thursday of every month at 7PM, online, via Zoom for 1hour. The Agenda is posted to the website along with a link to join the zoom meeting. We also post this notice to our Facebook page that links to our webpage with all the meeting details.

Your attendance and input are needed for the community decision making! We would like to encourage you to attend and stay in the loop with everything happening at BPV. You can attend from the comfort of your home. 

Why attend the BPV monthly board meetings, you ask? Here's just a few reasons why we need you!

  • Influence the board on their decision making
  • Express your opinion and learn about upcoming projects
  • Get to know the board, your neighbors and association manager
  • Volunteer your skills for association projects
  • Support the Board Members 
We hope that these reasons may encourage our owners to be engaged in what these meetings have to offer.

Short Term Rental 

After our last board meeting, there has been a renewed great interest in making it possible for owners to use their properties for short-term rentals as an initiative to increase the property values in our community. We are planning to propose this initiative to our owners and encourage attendance in the next Meeting on August 18 at 7PM, that also relates to the reconstruction of Bldg 3024. Allowing Blossom Park Villas for short-term rentals will help to increase the rental value of each unit making it a very profitable Real Estate investment in our community.

The selling price of units in our community from May 5 to July 8 for a 2-bedroom. 

  • Bldg 3020 # 304 sold for $190,000 on 5-10-2022
  • Bldg 3016 # 212 sold for $197,000 on 6-08-2022
  • Bldg 3032 # 308 sold for $195,000 on 7-08-2022
  • Bldg 3038 #206 sold for $200,000 on 6-30-1022
Units currently listed for sale asking price are as follows:
  • Bldg 308 #207 for $199,794
  • Bldg 3028 #308 for $209,800
There are fewer 1-bedroom units for sale such as Bldg 3100 #110 being listed for $259,000.

Building 3024 update

Here are the most recent pictures of the continuing progress on Bldg 3024 reconstruction toward our goal to begin Phase II. Exterior surface wall finishing has already begun. Alejandro continues to monitor the work that is being performed by our Phase I building contractor Midsouth. He has been actively involved in negotiating with the builder and the architect to make sure that our builder is providing the work stated in the contract with the Association, the building process is expedited as construction issues are resolved to prepare the Building for Phase II, finish its construction and avoid litigation.

Volunteers Needed!

Currently the Board is actively seeking volunteers in the community to help Alejandro with monitoring the re-construction of Bldg 3024. If you are available and would like to volunteer to help in this project, please email our board president Amruth Sivalenka.

The Clubhouse

The makeover of our Clubhouse is continuing to progress and bringing it up to a 21st century’s style. In order to accommodate a better and more efficient floor plan our maintenance team opened more space from the office, knocking down several walls and preparing a space for the reception area.

The kitchen now has a bar table matching the swimming pool tile colors.

The Gym area has been cleared of unsightly obstacles such as an in-wall fan, hanging pipes and electrical wiring. The laundry room will be moved to another location in order to make the gym more spacious. 
 

The Swimming Pool

The swimming pool has been open since May. After being resurfaced there are no more leaks, and the water bills are down with a 50% savings. The Pool Rules sign has been refurbished with a new pole, a new mount and is ready to be installed. The Pool rules are also available on the website.

If you have any concerns on rules not being followed, contact the Association Manager Office at (321) 677-0010. When the office is closed call via call center (866) 527-4388.

The SPA, despite the attempted repair, unfortunately is still leaking. The aquatic landscape fountain treatment has been conducted.

A BBQ wooden table near 3012 has been repaired and painted and the parking lot has been patched.
 

Other Updates!

The following buildings have undergone repairs to keep them in good condition:
  • 3012 - exterior wall repair now being done for 103, 203,105 and 205 units
  • 3016 - Siding Repair completed
  • 3038 -101 Water Leak / Ceiling completed 
  • 3028 - Center landing stair repair completed 
Maintenance Financial Audit for 2021 is in process. (AJR Business Services)
 
Keeping our community in top shape requires routine maintenance such as:
  • Parking Lot / Curbs repairs
  • Stairs and Railing repairs
  • Irrigation System needs attention, drains from downspout need to be hooked up on buildings where wall repairs were performed
  • The spa has a big leak still to be fixed
  • The gym and office AC needs to be replaced
  • 3012 wall repair is still in the construction process
  • 3032 near 101/103 - The first landing wall needs repair.
  • Bldg 3016 - Water consumption bill is too high ($3496.66) compared to other buildings. This is a mystery since there are no common pipe leaks anywhere and no units inside have reported any leaks.

We really appreciate the work our maintenance team has been doing for our community.
  • Monthly Newsletter is sent on the first week of each month to homeowners by email, includes the agenda meeting dates and links to the BPV website for more information. It is also posted to our Facebook page. Regular meetings are already scheduled in advance for the third Thursday of the month. Please let us know how we are doing and send us your comments and suggestions HERE!
     
  • Board Meeting Agenda is posted to the website monthly with all information with a direct link needed to join the meeting. Board Meeting Agendas are not e-mailed to owners but are also posted to our Facebook page with a link to the website for more information on how to join the meeting.
     
  • Board Meeting Minutes are not posted. They are Association official records that shall be made available to an owner for inspection or photocopying copy of the official records within 10 business days after receipt by the Board or its designee of a written request. It can be provided as a copy for inspection or electronically, or by allowing the records to be viewed in electronic format on a computer screen and printed upon request.
